Step 1 - Consultation

 

The first and foremost important part to start this process is scheduling a consultation. Consultations will always be recommended as this establishes the first rapport between my clients and myself in relation to their home journey! An in-person consultation allows for multiple items to be accomplished and any questions to be answered. However, with work schedules, family, and events to take care of, there are alternatives to complete this task:

1) – Complete the consultation by a phone call (15-30 min.)

2) – Virtually complete the consultation via video streaming (15-30 min.)

Step 2 - Search/Favorites


After completing your consultation, you will be set up on a live and accurate search platform (MLS) that will show all available homes within your criteria. This platform can be utilized from your smart phone, tablet, or desktop computer and is user friendly to navigate. Criteria will be set based off the consultation and will include items such as (sqft, price, stories, beds, baths, dining, living, etc). Easily favorite properties of interest and trash properties that don’t meet your criteria! Using the MLS platform is crucial as the #1 location potential buyers want to search for properties is 3rd party sites (Zillow, Realtor, etc). With sites like these getting information from MLS, there are several disadvantages to utilizing this route:

 

1) – Properties have potential of not showing available when they actively are.

2) – Properties are sold that are still showing for sale via these sites.

3) – Properties don’t have the full information that you will receive from MLS.

 

ALERT: Pre-Approval status needs to be completed.
Getting preapproved with a lender will give us the go ahead to start seeing homes. There are millions of clients across the nation shopping for properties each day. Having an agent who understands the lending process is key to be able to explain important things that are needed once a contract is accepted. Credit problems? Not sure on budget? No problem – I work with some of the best lenders in the nation that have successfully been able to help any situation my clients have presented. It is always recommended to have multiple opinions when shopping the market.

Step 3 - Property Tour

Once properties have been saved, it is time to go see these homes! I will always recommend seeing a property in-person to get the best experience when shopping. However, being able to show remotely is another key ingredient to still make your home buying process as convenient as possible. Out of state or town? NEVER settle for just pictures. Virtually walk through the property with me and get live information. Your virtual tour will be completed around your schedule, so any questions or concerns are discussed immediately! Once your future property has been selected, it is now time to get appropriate paperwork in place to submit a contract.

 


ADDITIONAL: Contracts are simply in place to protect BOTH sides of the transaction.
I will walk you through everything on each page to understand exactly what you are signing. Far too many agents advise to just sign the documents to get an offer in. It is IMPERATIVE to know how this process works from start to finish. A property is one of the biggest investments the average person will make in their lifetime. Signing documents can be completed electronically or in person. I will work around your comfort to ensure signing is done to your satisfaction.

Step 4 - Contract Accepted

After submitting the contract, expect to have several conversations back and forth until all parties, the seller(s) and buyer(s), are satisfied. All contract documentation can be completed by electronically signing or in person.

Once all parties are satisfied, IT’S A DONE DEAL. You are now officially under contract! CONGRATS!!!


REMEMBER: We are on a time sensitive schedule.
There are several flowing parts to your contract being accepted and time sensitive benchmarks you must comply with. Having an open communication and constant contact with me will reaffirm we are performing on our end of the contract. Performance of a contract allows you to continue moving forward to get to the finish line!

Step 5 - Money Delivery

As mentioned above, important benchmarks must be achieved. First and foremost, the Option Money (OM) + Earnest Money (EM) must be delivered to the title company in a timely manner. There are several ways to complete this:

1) – Hand deliver a check to title for the amounts.

2) – Wire funds to title company from your bank.

3) – Send funds electronically via an APP on your smart phone.

Complying with this protects you to continue to perform on the contract.

 

ALERT: An inspection will be scheduled during this step.
This is a cost the buyer(s) incur and is ABSOLUTELY recommended. This is a time sensitive item mentioned above. DON’T WORRY – there are several inspectors in the DFW area and through several years of experience, I have several references to facilitate in choosing your inspector.

Step 6 - Certified Inspection

 

Getting a property inspection will ALWAYS be recommended from me. Remember, this is the most important investment you are making. An inspector is licensed through the State of Texas and trained to find issues/concerns of your future property.

 

Prepare to receive a 30–40 page report of useful information.

I take pride to be at every inspection with my clients to get a visual of all items the inspector found.

 

This gives both you and me the most knowledge about your property!

Step 7 - Negotiate/Review

Thoroughly review items of the inspection report onsite. An Inspector is in YOUR corner and here to protect YOU and your investment. This will alleviate stress on your end as items of concerns can be addressed. This is another time sensitive benchmark that must be completed to continue moving forward in the process. We will prioritize items based off the findings and what we want to negotiate. This is open for both parties, the seller(s) and buyer(s), to come to an agreement.

 

Can’t come to agreement? IT’S OKAY! Not every deal works out for every contract. Having your best interest at heart is the #1 priority during this journey. Don’t give up or get discouraged on the situation! Sometimes clients have to repeat this process to find the home that ultimately satisfies their home buying process!

Step 8 - Lender Requirements

Throughout the start of this journey, you have completed a lot of steps. Another vital step is working with the lender on the backend to complete all items so the mortgage can be finalized. An additional part of the contract is getting financing approval. This relates to your ability to complete the lenders requirements. Documentation, bank statements, work employment, etc. are all items the lender will be wanting back to finalize the deal!

 

NOT completing this portion of the process can result in denial of approval. I will be here to help check-in and remind you to complete these ongoing tasks as item(s) are requested!

Step 9 - Closing/E-Sign

It’s finally here – CLOSING DAY! The title company will work with me to coordinate a time on this specific day to close. The closing date is specified in the contract (Step 4) and will rarely be moved unless there are any delays/extensions during the process. On Vacation? Working out of town/state? NO WORRIES – a mobile notary will be ordered so you can sign anywhere in the US. Prior to closing, the final funds required to complete the transaction will be given to you from the lender. This amount must be presented at your closing time. Funds can be delivered to title by:

 

1) – Cashier’s check brought to title.

2) – Wire transfer from your bank account directly to title.

 

Expect 30-45 minutes to sign all documents.

Step 10 - New Homeowner

YOU DID IT! Keys for your new property will be released shortly after closing when your loan has officially funded. Funding can take between 30-60 minutes after the last signature is completed. Once keys have been released, they will either be available for pick-up (directly at the title company) or delivered to you (by me)!

 

Expect to receive important tips and reminders that will be discussed as you are now a new homeowner! This journey is what sets apart great agents from regular agents. The continued effort to be there for my clients before, during, and after a transaction will always be an important role of mine.
